The Traditional Method of Auction
This is a tried and tested method associated mainly with selling and buying investment stock due to more restrictive timeframes to exchange contracts and complete the sale. This limits buyers and the interest and activity around residential properties.
The Modern Method of Auction
This more accessible route, creates a transparent platform for buyers and sellers combining the best aspects of traditional auction and private treaty sales. We offer more realistic yet fixed timescales, opening up the market place for buyers and sellers looking to arrange mortgages as their method of payment. The transaction has 56 days in which to complete with parties aiming to exchange contracts within 28 days of the Draft Contract being received by the buyers solicitors. Whereas with traditional auctions, the exchange of contracts will usually take place as soon as the buyer has won the bid.
The Modern Method of Auction opens the auction market (once reserved for the professional investor or cash-ready buyer) up to residential buyers, creating a larger market place and more interest and activity than traditional auction. It is the preferred route for buying and selling via auction and has changed the perception of auction in the last decade.
King and Woolley was established in 1990. Prior to this, the partners, Keith Woolley and David Bolton King had both worked for other firms in Oxfordshire. Indeed, between them they have in excess of 40 years experience.
Keith Woolley says: ‘When David and I set up King & Woolley it was because we had become somewhat disillusioned with the service provided by and attitude of some firms involved in this business. We wanted to be able to provide a professional, efficient but personal and friendly service concentrating on people’s property needs and not their mortgage or life insurance requirements. This remains our aim today and we have built up a team of like-minded individuals to help us. We both remain ‘hands on’ and are pleased to deal personally with as many of our clients as is possible.’
